REAL ESTATE IN MEADOWVALE
The Meadowvale district is located close to the Northwest point of Mississauga beside the Lisgar district to the west of it. Generally there are three areas that make up Meadowvale, Edenwood, Glen Eden and Windwood
THE AREA "LOWDOWN" TO SUIT YOUR LIFESTYLE
Meadowvale is one of the quieter, family oriented districts of Mississauga. It is very affordable to purchase a home here but keep in mind like some pockets in Erin Mills, this area is in need of some urban modernization as well. You do get a good sized lot and home for your money and the homes are around the 40-50 year range.
A lot of the homes lack some of the basic upgrades that are so common in newer models of homes. Such as master bedroom ensuites, upper level laundry and the open concept style are few and far between in this area.
There are some really nice parks and trails that connect throughout Meadowvale community as well as two man made lakes named Aquitaine and Wabukayne for the nature enthusiast. Health nuts will love the parks and trails that are peppered throughout here as you don't have to drive far to get this kind of outdoor enjoyment.
Meadowvale is very peaceful but with that peace comes more of a lackluster environment as far as the nightlife scene goes. You'll have to drive to other districts for restaurants or north up Winston Churchill Boulevard to Argentia Road, West down Derry road to Milton or down Britannia Road to Streetsville.
As far as shopping goes you mainly just have some smaller community shopping centres scattered here and there and then there is Meadowvale Town Centre if you are looking for a few big box stores, the rest can be found on Argentia Road, Eglinton and down to Dundas.
If you are looking for an investment property here keep in mind that Meadowvale is perfectly located under where aircrafts come in to land at Pearson so you may encounter some noise at certain times. It's not unbearable but I like to just point that out. Also I find that at peak times Meadowvale can get rather bunged up with traffic as you have those using Winston Churchill Boulevard to get home to Georgetown, those returning from Milton generally use Derry or the Highway 401 and you have no other real way to get down to the 403 but by Winston Churchill as well and the QEW is even further south. It's not an ideal area if you work in the Toronto.

If this area is not for you there are a few areas that surround but some share the same characteristics as Meadowvale such as Lisgar to the West of here. Meadowvale Business Park is surround the east side of Meadowvale and you have Churchill Meadows and Central Erin MIlls to the south.

AREA PRICING FOR DIFFERENT HOME STYLES
Meadowvale is one of the most affordable areas to buy a detached home in Mississauga. Although you will probably still need to soak some money in it to bring it up to today's standards of modernization. There are some lowerpriced condo apartments to purchase off of Battleford Road but it's one of the shadier areas in Meadowvale having tons of rentals in these buildings making it a lower income areas to boot.

MY REAL ESTATE OPINION ON MEADOWVALE
With affordability being the main attraction to this area for me, I also like a few things that Meadowvale has going for it. I love that it has the two lakes and the beautiful pathways that are intertwined throughout Meadowvale. If you are a commuter then you'll also like that you have easy access to the highways 401 and 403. The schools in this district have some very good ratings on the Fraser Institute as well. Meadowvale also has many amenities close by in any direction you choose to do and Meadowvale Town Centre is a good one stop shop for your everyday needs.
All in all, Meadowvale is a great place to buy a home where you get value for your investment, decent sized lots, a nice community vibe and nature that is close-by. My only slam against it is the high traffic times as I find it kind of gets bunged up around this area a peak times. Other than that I totally recommend Meadowvale as a great place to invest in.
