REAL ESTATE IN MEADOWVALE VILLAGE
Located in the mid-north part of Mississauga. It's boundaries run W/E roughly from Mississauga Rd to just before Hurontario Street and S/N between the Highways 407 and 401.
THE AREA "LOWDOWN" TO SUIT YOUR LIFESTYLE
This is yet another district in Mississauga with a 200+ year history to it and although I feel like this community is a good size, you can almost miss it if you're not looking for it. I have been told this by others that is it kind of hidden and when I took my first trip out here to look at the homes and neighbourhoods I realized they weren't kidding.
I have read a fair bit on this district and although I was sort of expecting another Streetsville I found it to be something quite different with a lot of appeal. Olde Meadowvale Village gives the impression that you're about to be taking a trip to somewhere like St. Jacob's and that is just not the case.
Dividing Meadowvale and Meadowvale Village is the Meadowvale Business Park district so you can expect to see many large offices by your typical well known companies scattered around on your way into Ye Olde Village which is why I guess it's so deceiving to find this little piece of heaven here.
On my TREB search I found that many of the homes are not even 20 years old and that most of the homes have been designed to keep the celebrated historical design fluent amongst the new builds. This area definitely has alot of charm and the builders should be commended on keeping the style syncronized with a certain tradition.
You also have a few business parks and the Meadowvale Conservation Area and many walking trails here which adds the nature for the outdoorsman to the district as well. The schools are rated quite well here as which crosses off a must have on the lists for your typical homeowner. The amenities are all within driving distance though which makes Meadowvale Village a district that makes you a little more reliant on your vehicle.
The neighbourhood is rather safe, quiet and kid friendly but again as I mentioned the same issue with Meadowvale as well that you may hear some of the aircrafts leaving and arriving at Pearson International Airport. Again that would mostly affect you when you're outside and most can overlook it as it's not a constant thing.

*Rankings Come From the Fraser Institute 2014-15 *
(Please note: schools that do not have a rating on the Fraser Institute need a miniumum number of students (15) from the grades from which the data is drawn from and in some cases the available data is insufficient to properly rank the school getting them a rank of this N/A. Again rank isn't everything as there are many factors to consider and the score should be used in conjuction with having meetings with teachers, administrators, support staff, as well as your child and other parents to better the overall selection factor)
AREA PRICING FOR DIFFERENT HOME STYLES
You will find that there are really only row townhouses, a few bungalows, semi-detached and detached homes in Meadowvale Village as far as the style of homes go. There are a fair bit of custom builds just south in this neck of the woods (off Old Derry Road) and the homes have a very country/cottagey style to them.
Townhomes - $440,000 - $500,000
Semi-Detached - $500,000 - $600,000+
Detached - $630,000 - $1,000,000+
Luxury - $1,200,000 - $2,500,000+
MY REAL ESTATE OPINION ON MEADOWVALE VILLAGE
There is alot to that I like about Meadowvale Village and it is quite the nice little community they have going on here. There is some affordable housing with many homes having a beautifully architectured design, keeping with throwbacks to Olde Tyme Village flair. It is a quiet, kid friendly and safe neighbourhood and the schools ratings are some of Mississauga's best. There are some great parks in this district and the Meadowvale Conservation Area for the nature lovers as well. Close access to the highways 407 and 401.
A few of the setbacks to this area would be the noise from Pearson Airport and the airplane flight paths overhead, that you must drive to all your amenities and there is little to no dining and nightlife here and you have to drive to that as well.
