REAL ESTATE IN MISSISSAUGA CITY CENTRE
Mississauga City Centre pretty much sums it up in the name, it is the main downtown strip of Mississauga and it is one of the smallest districts in Mississauga.
THE AREA "LOWDOWN" TO SUIT YOUR LIFESTYLE
It's home to one of the largest malls in Canada, Square One. The Mississauga City Centre is one of the areas of Mississauga that has seen rapid growth over the last 20+ years. There isn't much here in the name of detached homes and semi-detached homes but there has been a flurry of state of the art condos being built as we speak. Don't get me wrong there are some homes peppered around this area and some very nice luxury townhomes on Shipp Drive as well.
You will find that this is an area where cultures vary and it is full of a lot of young professionals, smaller sized families and some that like the hustle and bustle but wanted to downsize to the condo lifestyle.
You will find most of the newer condo communities along the Confederation Parkway and Living Arts Drive as well as the shapely and highly recognized Marilyn Monroe buildings just on the corner of Hurontario and Burnhamthorpe. It's these newer developments by some award winning builders that are mainly attracting those to come to the City Centre.
Most of the older condominiums started being built along Webb Dr about 25 years ago but they are still incredibly nice and well maintained. City Centre is one of the busiest and largest concentrations of Condo High-Rise developements in the city next to the Liberty Village area in Toronto.
The transit situation is good here as there is a lot geared to those wanting to get to Square One. To the north of Square One on Centre View Drive you also have Go transit station here and other transportation methods that can link you to many locations in the GTA.
The high end condo lifestyle is bustling here with cool city line views and state of the art amenities found in most of these condo locations. You are also close to city hall where many community events are held throughout the year and one campus of Sheridan College is also here just off Duke of York Boulevard.
Asides from all the amenities you will find in your condo, you will also find there is also tons of amenities within a 10-15 walk. Asides from going to Square One for the ultimate shopping experience, you have many restaurants, movie theatres and a fun hangout called Playdium close by, (they have go-carts, video games and more) as well as the Living Arts Centre where you can go to check out some of your favourite musicians and artists from around the globe.
You are also right off Highway 403 and ten minutes either way to the QEW, Highway 401 and Highway 407 if you commute to work.
SURROUNDING COMMUNITIES NEAR CITY CENTRE
If this district is just a bit too busy for you then just make it a nice place to visit and not one to stay. There are many communities within a 10 minute drive to get you to Square One and the many amenities surrounding it.
CITY CENTRE SCHOOLS AND THEIR RANKINGS
There are surprisingly a good amount of schools for such a small concentrated area such as City Centre. Some are located in the Mississauga Valleys district which is just southeast of City Centre but not very far at all. Others are just on the outskirts of the district as well along the Central Parkway.
Please look below for an explanation on why some schools do not have a mark from the Fraser Institute (F/I)

*Rankings Come From the Fraser Institute 2014-15 *
(Please note: schools that do not have a rating on the Fraser Institute need a miniumum number of students (15) from the grades from which the data is drawn from and in some cases the available data is insufficient to properly rank the school getting them a rank of this N/A. Again rank isn't everything as there are many factors to consider and the score should be used in conjuction with having meetings with teachers, administrators, support staff, as well as your child and other parents to better the overall selection factor)
AREA PRICING FOR DIFFERENT HOME STYLES
As I mentioned before that there is very little here in the was of detached and semi-detached homes. There are some but not many as this area is mainly known for condo living. There are a few condo townhomes and some luxury townhomes on Shipp Drive that have reached a pretty penny. Generally all movement to this area is for the award winning condo scene and the amenities galore.
Condo Townhomes - $295,000 - $400,000
Condominium - $215,000 - $400.000
Luxury Townhomes - $500,000 +

MY REAL ESTATE OPINION ON MISSISSAUGA CITY CENTRE
Overall Mississauga City Centre is a bustling area and it seems to be forever expanding, especially to the West side of Square One where the Limelight buildings are being developed as well as many others. I feel this area caters more towards the young professional, newlywed couples starting out or the retiree looking to downsize and have amenities close-by.
It is a culturally diverse area with many amenities and close access to all major highways and a Go station which offers many ways to get to your desired location. Discussion of a LTE (Rail transit system) going up Highway 10 (Hurontario) has just been approved as of April 2015 and when this happens it should increase the property values in this district and it will also give another speedy form of transportation.
Although the schools in the area do not score the greatest with Frasier Institiute for such a small district there are lots of schools for you to choose from as well as some learning centres for adults. All in all if you want a bit of a busy downtown feel with lots to do at your fingertips then this is a great area for you as everything is within walking distance and the many organized community events are held at City Hall and the Living Arts Centre.
